Not Every Floor Needs Epoxy: Choosing the Right Coating for the Job

Just because your customer asks for epoxy doesn’t mean epoxy is what they actually need.

If you’ve been in the coatings industry for more than five minutes, you’ve probably heard this one:

“Hey, I need an epoxy floor.”

Sounds simple enough, right?

But then you start asking questions.

It’s an outdoor patio. Or a commercial kitchen. Or a warehouse with forklifts running across it all day.

Suddenly, that straightforward epoxy job isn’t quite so straightforward.

Somewhere along the way, epoxy became the catch-all term for just about anything you put on concrete. And while epoxy is a great product, it’s not necessarily the right answer for every situation.

The secret to a successful floor isn’t just knowing how to install a coating. It’s knowing which coating belongs there in the first place.

A Great Garage Floor Doesn’t Make a Great Everything Floor

Let’s start with something familiar: residential garages.

Epoxy is a popular choice for good reason. It offers strong adhesion to properly prepared concrete, durability, and plenty of decorative possibilities.

Pair it with a suitable topcoat, and you’ve got a system that can handle the everyday demands of a garage while looking pretty good doing it.

But what if the customer needs their garage back in service quickly?

That’s where polyaspartic coatings might enter the conversation. Depending on the product and application conditions, they can offer faster return-to-service times than many traditional epoxy systems.

Now imagine taking that same garage coating system and installing it on an uncovered patio.

Different story.

Direct sunlight, rain, temperature changes, and outdoor exposure introduce an entirely different set of challenges.

Some epoxy products can yellow or discolor with prolonged UV exposure. That’s why UV-stable polyurethane or polyaspartic products are often considered for outdoor applications, provided the complete system is approved for that use.

Same concrete. Different environment. Different solution.

And that’s exactly why choosing a coating should start with understanding where it’s going.

When the Floor Has a Tougher Job Than You Do

Now let’s move into commercial spaces.

Picture a busy restaurant kitchen.

You’ve got hot water, grease, cleaning chemicals, frequent washdowns, and equipment constantly moving across the floor.

That floor is dealing with a lot more than somebody parking their pickup truck on it.

In demanding environments like these, urethane cement systems are often worth considering because they’re designed to handle conditions such as thermal shock, moisture, and chemical exposure when properly specified.

The same idea applies to warehouses, manufacturing facilities, and workshops.

A warehouse with constant forklift traffic has different needs than a retail showroom. A chemical processing area has different requirements than a residential basement.

And while a decorative metallic floor might look incredible in a showroom, it probably wouldn’t be your first choice for a commercial kitchen that needs a slip-resistant surface.

Unless the chef specifically requested a skating rink.

The point is, the prettiest coating isn’t always the most practical one.

Understanding how a space will actually be used is just as important as understanding how the customer wants it to look.

Sometimes It’s About More Than Durability

Of course, not every customer is concerned about forklifts, chemicals, or heavy equipment.

Sometimes they just want a floor that looks amazing.

And that’s where decorative systems really get to shine.

Full-flake floors are popular for garages and other spaces where customers want a durable, attractive finish with plenty of color options.

Metallic epoxy can create unique, flowing designs that make a showroom or interior space stand out.

Quartz systems can offer decorative appeal alongside textured finishes, making them useful in environments where traction is an important consideration.

But even when appearance is the main priority, you still have to think about what’s happening underneath.

Is the concrete properly prepared? Are there moisture concerns? Does the coating system meet the customer’s expectations for maintenance and durability?

Because no matter how beautiful the finished floor looks, a coating is only as successful as the system supporting it.

Ask a Few Questions Before You Open a Bucket

Here’s where choosing the right coating gets a whole lot easier.

Before recommending a product, find out what the floor is actually going to experience.

Will it be exposed to direct sunlight? Heavy traffic? Chemicals? Hot water? Frequent cleaning?

Does the customer need a quick return to service, or is there flexibility in the installation schedule?

Are they looking for something decorative, something functional, or a little of both?

And don’t forget the concrete itself. Moisture conditions, existing coatings, surface condition, and preparation requirements can all influence which systems are appropriate.

You don’t need to turn every customer conversation into a chemistry lecture.

But asking the right questions upfront can save you from recommending the wrong product and dealing with the consequences later.

Because explaining why a certain coating isn’t suitable before installation is a whole lot easier than explaining why it failed afterward.

The Bottom Line: Match the Coating to the Job

Epoxy is a great product.

So are polyaspartics, polyurethanes, urethane cement, and other specialty coating systems.

But none of them are the perfect answer for every floor.

The right choice depends on the environment, the customer’s expectations, the condition of the concrete, and what the finished floor needs to withstand.

And sometimes the best thing you can tell a customer is:

“I know you asked for epoxy, but let me show you something that might work better for what you’re doing.”

That’s not talking yourself out of a sale. That’s helping your customer make a better investment.
